  5. This is a brief overview description to acquaint you with the opera-
  6. tion of the "THE APARTMENT RENTER" template for Lotus 123(tm). We
  7. have designed the program to be as self-supporting as possible
  8. through the extensive use of macros.
  9.  
  10. The Apartment Renter:
  11.   1.  Does all accounting to the tenants' records. Posts rents,
  12.       fees, rent credits, and NSF checks.
  13.   2.  Calculates late payments.
  14.   3.  Pro-rates unit rental and parking fees for move-ins and
  15.       move-outs.
  16.   4.  Updates a report generated "deposit slip" and month end
  17.       results with each rental posting.
  18.   5.  Post rentals at the end of each month and calculates month-end
  19.       results.
  20.   6.  Gives reports on all units, vacancies, rent, pre-payments
  21.       (Next), delinquencies (Lates), paid parking, "deposits
  22.       slips", and month end.
  23.   7.  Posts move-out notices and calculates the next months rent
  24.       predicated on the move-out date.
  25.   8.  Posts vacancies, and cleaning status.
  26.   9.  Allows for tenant search by last name or auto license number.

  28. During the running of the template the user never leaves the macro
  29. loop.  All input to the template is done through the prompt line on
  30. the top of the screen.

  32. The entire template of The Apartment Renter is controlled through
  33. macros.  Although this feature has significant benefits for the user
  34. it has a singular drawback.  With macros, the escape key should
  35. never be pressed.  Due to the nature of the macros and the way they
  36. interact, the activation of the escape key produces unpredictable
  37. results. For the most part it only causes the macro to back up one
  38. step, and no problem occurs, but, if the key is pressed directly
  39. after a branch or a menubranch statement, there is no place for the
  40. program to back up to.  This may well drop the user into the end of
  41. another macro.  Should you accidentally press the escape key and the
  42. macro should stop, restart it by simultaneously depressing the ALT
  43. key and the A key.

  45. If your computer does not have an automatic calendar,  make sure
  46. that you post the correct date when starting the computer.  The
  47. Apartment Renter relies on the correct date to prorate rental.
  48. This manual is not an instruction vehicle for Lotus 123.  In general
  49. there is no direct interaction with the Lotus program that requires
  50. any expertise with Lotus 123.  Should the user decide to customize
  51. the template they should be fully knowledgeable about the programm-
  52. ing characteristics of Lotus 123.  Such discussions are beyond the
  53. scope of this publication.

  55. NOTE: The APARTMENT RENTERis a WK1 file and is designed to work with
  56. Lotus 123 Version 2.0 or higher.

  58. The macros in this template template are not compatible with lower
  59. numbered versions.

  61. Each complex requires a separate template.  This template is very large
  62. (195K) and a floppy will hold only one complex.
  63.
